Location:

Located south east of Santa Maria on Dominion Road at the intersection of Clark Avenue, within the County of Santa Barbara. The property is located about 2.5 miles east of Highway 101,within a few short minutes drive to Santa Maria.

Land Description:

This picturesque old cattle ranch consists of approximately 420 acres of useable level to rolling acres of native pasture. There is an annual creek running the length of the property, flowing towards the north. Hidden oak studded canyons and savannahs accentuate the primarily open and useable pasture. Located in old historic oil producing area of Santa Barbara County, the property still has one active oil well and ten idle wells. There are roads, well locations, and pipelines still existing, primarily on the northern portion of the ranch. The sellers are retaining all mineral rights to the property.

A study was conducted in 1999 to establish the vineyard development potential of the property. This study determined that there are approximately 160 acres of primary and 88 acres of secondary (sloping) area that could potentially be plantable to vineyards. This is in an area with highly acclaimed Chardonnay and Pinot Noir vineyards nearby.

There are two tax parcels comprising the property. One parcel is approximately 415.24 +/- acres, with another parcel separated by Dominion Road, located on the west side of Dominion Road and consisting of about 4.16 +/- acres.

Historical Use:

This ranch has been historically used for raising cattle on open range. There has also been a history of oil production on the property, including one active oil well and approximately ten idle oil wells.

Water:There is currently no producing water well on the property. Water is provided for the cattle from the existing creek and ponds, or is trucked in during dry periods. This area is a highly productive water zone, with large quantity wells on nearby ranches.
Improvements:There are structures on site consisting of an old house, barn and farmstead area. These improvements are not considered of any value. There are also roads and other improvements related to oil production. The property is fenced, except for the eastern boundary. The current cattle ranching tenant runs cattle on this ranch and the adjacent ranch to the east.
