Topography:

The Subject Property site has a level finish grade with good compaction.

 

Present Use:

The Subject Property is a part of what is known as Area Nine, consisting of approximately 917 +/- acres. Area Nine was annexed into the City of Santa Maria November 2004. The Subject Property is currently vacant and consists of 13.50+/- acres of unimproved land. The Subject Property has been subject to a remediation project completed by Unocal, and a "No Further Action" letter has been issued by the County of Santa Barbara.

The city has requested a Specific Plan be prepared for Area 9, which is currently under development with Urban Planning Concepts in Santa Maria. A draft Specific Plan has been submitted to the City of Santa Maria at this time. Significant off-site infrastructure costs associated with Area 9 are projected for the development of this parcel, including water and sewer extensions and traffic signalization.
